Pest control in Livonia

Wayne County, Metro Detroit

Livonia grew from a farm township into a city of ranch-home subdivisions in the 1950s and 1960s, and much of it is still the brick ranches built then. Add the wooded Rouge River valley along Hines Park and plenty of mature trees, and you get mice, carpenter ants and yellowjackets as the main calls. Termites turn up in finished basements more often than people expect.

The pests Livonia homeowners call about most

  1. 01

    Mice

    Peak Sep to Nov

Brick ranches from the 1950s and 1960s have aging garage door seals, cracked mortar and gaps around utility lines that mice use as soon as the weather cools.

  2. 02

    Carpenter ants

    Peak Apr to Jun

Many of Livonia's maples and oaks are now 60 or more years old, with branches over roofs and decay in trunks, and carpenter ants nest in both.

    $200 to $600typical

  3. 03

    Wasps and hornets

    Peak Aug to Sep

Yellowjackets nest in ground holes, deck framing and the soffits of ranch homes, peaking in August and September.

    $100 to $350typical

  4. 04

    Termites

    Peak Apr to May

Eastern subterranean termites are found throughout western Wayne County, and finished basements can hide their mud tubes for years.

Livonia's ranch homes at 60-plus years

Livonia's subdivisions were laid out on the mile-road grid, and a large share of the houses are brick ranches with basements and attached or detached garages, built between the early 1950s and the 1970s. They have held up well, but materials that were new then are failing now. Garage door seals crack, wood window frames pull away from brick, and gaps open where the brick meets the foundation. Mice find these in October.

Basements are where most Livonia pest problems turn up. Many were finished with paneling and drop ceilings decades ago, which gives mice and spiders hidden space and can hide termite damage on sill plates. During an inspection, expect a technician to look behind the furnace, under the stairs and along the top of the foundation wall, since that is where the evidence usually is.

Hines Park, Newburgh Lake and the Rouge

The Middle Rouge River and Edward Hines Drive run through the south side of Livonia, with Newburgh Lake and miles of wooded parkland along the way. Homes that back onto Hines Park or the creeks feeding the Rouge get more mosquitoes, raccoons and deer than homes farther north. Those wooded edges are also where dog owners are most likely to find ticks after a walk.

Big trees are the other common thread. Many Livonia streets were planted with maples when the homes were new, and those trees now hang over roofs and gutters. Branches touching the house give carpenter ants and squirrels a direct path inside. Trimming limbs back several feet from the roof is one of the cheapest prevention steps you can take.

Pest control in Livonia: common questions

What pest problems are common in Livonia ranch houses?

Mice in fall and winter, carpenter ants in spring and yellowjackets in late summer are the top three. Spiders in basements and occasional termite activity round out the list. Most of it traces back to aging seals around doors, windows and garages, plus mature trees touching the roof.

Is there a best time of year to schedule pest control in Livonia?

Late summer is a good time to seal a house before fall mice and overwintering insects arrive. Spring works best for carpenter ants and termite inspections, since that is when they are most active. Our pest calendar lays out the season month by month.

Do yellowjackets in the ground need a professional?

Ground nests can hold thousands of wasps by late summer, and they defend the entrance aggressively. If the nest is somewhere you walk past or mow over, or anyone in the home is allergic to stings, have a pro handle it. Treatments are usually done at dusk when the wasps are inside.
